More often than not, a housebuilder or developer will have asked us to identify potentially suitable sites in your specific geographic area. Our search process is highly selective, and your site will have already been subject to considerable scrutiny.

We act as intermediaries, providing an extra resource in the site-finding and acquisition process. In most cases, our relationship with the housebuilder or developer will be a longstanding one, and they trust our company to represent their interests.

Although timescales vary, the aim will always be to secure planning permission as soon as possible. However, the planning system is complex, and in the case of larger sites, the process is likely to take longer. Where that is the case it is normal for a landowner to receive an initial upfront payment from the housebuilder or developer. Whatever the form of contract, you should be able to continue to use your land in the way that you do at present, until development begins.

When we contact landowners, we have usually been instructed to do so by a developer or housebuilder, and therefore if your land is purchased we will be paid by that developer or housebuilder, not you the landowner.
However, promoting a large site through the local planning process and securing planning permission will typically cost the housebuilder or developer several hundred thousand pounds in employing a professional consultancy team. None of these costs will be borne by you, although you obviously stand to benefit.
